Engelmann Construction was brought in to evaluate both properties and provide a solution that would solve the leak issues without interrupting business. After a full assessment, we recommended a fluid-applied restoration approach using a high-performance silicone coating system.

Rather than tearing off the existing roofing systems, our team prepared the surfaces, addressed any underlying problem areas, and installed a seamless, monolithic coating across both roofs. This method allowed us to waterproof the buildings completely while avoiding the noise, debris, and operational downtime typically associated with full roof replacement projects.

The specified system was a high-solids silicone solution from GAF, engineered to handle ponding water, resist UV degradation, and deliver long-term performance in demanding commercial environments. Once applied, the coating forms a fully adhered, seamless membrane that eliminates the most common sources of leaks: seams, penetrations, and aging surface deterioration.
